Our roofing contractor will be on the roof installing new vents and five new attic fans which will help keep the attic much cooler, extend the life of our roof and make it easier for the top floor owners to cool their units in the summer. You may notice some additional noise over the next couple days.

CONSTRUCTION UPDATE
Over the last two weeks Palace and our architect, Scott Riley, have been busy designing exactly how all the joints between the new stucco, brick, balcony membranes, doors and windows will be set with flashing to make sure there will not be any water intrusion. The architect was unable to design these down to the final details until they tore into the walls and he could see how the framing around these areas had been built. So they had to take a little time out to allow him to produce all these detail drawings and work with the test door in 2I. They have also been working to figure out how the drain pans at the bottom of the balcony doors would be set. We are hoping they will be able to pull all the phase 1 door in the next two weeks.

| The association is replacing the cooling system for the hallways. This work must take place from the roof and will include increasing the air intake vent on the North side of the building. Work is scheduled to begin the week of June 1st.

| Why are 20-lb Propane Tanks Not Allowed on Balconies? Because the can quickly worsen a fire and cause it to spread throughout a building. Boulder Fire Marshal David Lowrey explains after the Gold Run fire last October, "There were propane tanks attached to grills, and those were what accelerated the fire," Lowrey said. "It grew extremely fast once those vented out. If those hadnt been there, there would have been a fire, but not the damage we have now."

Monthly Board Meetings are held on the second Monday of each month at 6:00 pm in the lobby. Meetings for 2008 are January 14, February 11, March 10, April 14, May 12, June 9, July 14, August 11, September 8, October 13, and November 10 (no board meeting in December). Any changes to the dates or times prior to the meeting will be posted on the website.
